TASK 2 – DEVELOPMENT ANALYSIS AND APPRAISAL (30%)

The construction industry in Australia has been plagued by what has been described as a ‘defects crisis’. These defects are particularly prevalent in the residential sector of the construction industry. With a focus on high-rise residential apartment buildings, this assignment requires you to undertake a thorough review of the causes, impact and possible solutions to the defects problem in high-rise residential sector in Australia.

The research project is to be completed in a group of 4 students and should be structured as follows:

  1. The causes of building defects in the high-rise residential sector
  2. The impact of the defects on building owners as well as the developers involved in constructing high-rise residential sector
  3. Identify possible ways a developer can account for impacts of defect/rework costs during the planning and appraisal stage of a new high-rise apartment
  4. Finally, identify and discuss industry-wide solutions to the defects crises in the high-rise residential sector of Australia.

Your review should utilise both academic publications and relevant publicly available information such as Government, media and industry reports.

FORMAT OF ASSIGNMENT:

  • This assignment is to be completed by a group of between 4 Information on joining a group will be provided through CloudDeakin.
  • This assignment should be presented as a single pdf document that is fully referenced using the Harvard (Author, Date) It should include a Table of Contents and an Executive Summary.
  • The Unit Guide allows for a 3,500-word report, exclusive of tables, diagrams and Group Assessment and Moderation Requirements.

Group members might receive different marks based on their level of contribution and engagement in group activities.

Note: Group members should communicate with the Unit Chair as soon as any group conflicts arise.
